Outline Brief

  • Discuss the project with the Employer and establish his needs and a programme in outline form.

Design and Other Consultants

  • Advise the Employer on the need for consultants and recommend firms.
  • Negotiate and agree conditions of engagement with the selected consultants.
  • Establish lines of responsibility, authority and communication.
  • Advise that applications for professional fees are correct.

Final Brief

  • Analyse the Employer's Requirements and agree the responsibility of consultants and check that statutory consents are obtained.

Project Programmes

  • Develop key programme dates for all activities.
  • Monitor progress against the agreed programme and make adjustments as necessary.

Meetings

  • Establish meetings, organise, chair and issue agendas and minutes of such meetings.

Tax Allowance and Grants

  • Advise the Employer of the availablity of capital and other tax allowances and grants.

Insurances and Warranties

  • Advise the Employer in conjunction with the Employer's Insurance Brokers what insurances and/or warranties may be advisable.

Contract Type and Contractor Selection

  • Consider the contract type and method of contractor selection best suited to the project including preparation of tendering documentation.
  • Prepare preliminary list of contractors and obtain tenders.
  • Agree tender opening.
  • Make recommendations to the Employer and arrange for completion of contracts.

Monitor during Construction

  • Estabish a framework for the monitoring of progress on site and financial control including recommendations for payment and settling out turn cost.

Commissioning and Rebuilding

  • Coordinate inspections and handovers including issuing snagging schedules and Certificates of Completion.
  • Co-ordinate commissioning of the building and service installations, obtain test certificates, as-built drawings and maintenance manuals.
